​DEVONCOURT PROPERTY SERVICES Ltd

SERVICES


We are instructed by Devoncourt Limited  (the Landlord) to provide:-
 
General Areas upkeep and lighting
The cleaning of stairways and all access routes and car parking.
Removal of litter and rubbish. Site sweeping. Cleaning and control of Rubbish Skips.
Illumination of the site. 24hour site security, CCTV monitoring operation. Emergency Lighting.
 
Land and Garden Maintenance
The general maintenance (not building) of all land: -  gardens, car parks, patio. The provision bulbs plants and shrubs, the care of flower beds, Grass cutting., Weed control. Tree and Hedge cutting pruning. Private right-of-way to Heath Court. Signage.
 
Building Maintenance
External painting, maintenance and decorating of all external walls, internal and external stairway, public doors, Office and toilet. Metal railings (external), Plastic facias.
The painting and maintenance of individual flats, internal including balconies, is the responsibility of the flat owner.
 
Administration
The running of Devoncourt Property Service Ltd.                                                      
The provision of a Manager and  Office staff.
The provision of:-  
Computers and Computer Services.
Telephone and Wi-Fi systems:  Banking and Card Processing.
Accountancy and the payment of Accountancy fees.
Risk assessments: PAYE systems : General Office administration work.
Negotiation of contracts. Insurance cover. Water & Electricity suppliers.
Meeting and Greeting of the public, contractors, residents, holiday makers.
 
Rubbish Collection
The provision of Rubbish bins and skips to facilitate the removal of all domestic refuse.
General waste bin, Re-cycling of Plastic and Cardboard bin. Glass bin.  as demanded by law.
The provision and supervision of waste transfer notes.
Collection and emptying.  Safety and security.
Note fines will be incurred for contaminated bins.
 
Electricity
The Payment of Electricity bills for your flat. You are required to read your meter quarterly.
 
Insurance
The Payment of Insurance Policies on the basis of 1/24th.  of the site and buildings.
 
Running Repairs
Running repairs to your flat e.g.
Lightbulbs, plumbing, electrical failures, & work authorised by the owner
 
Cleaning
The general cleaning of your flat. 
Deep Cleaning. Provision of Linen, toilet rolls, soap. The making up of beds.
 
After Hours
The provision of after hour callouts.
For what ever reason
 
 
Devoncourt Limited are responsible for any major building, roof repairs, replacement or modernisation. Any such work will be billed to each flat as 1/24th, after prior notification.

Holiday Letting Service*

We let flats for owners on a holiday basis minimum 2 day maximum 18 days
We let flats for owners on a residential basis
We charge a commission of 22% for holiday lets. 

Holiday letting commission
Covers the cost of Cleaning, Linen, bed make up, Towels, Toilet rolls etc

Meeting and greeting the holiday makers and showing them around the flat,

Checking the flat on departure, All power off and safe and secure.

We notify you of any damage or repairs that are necessary,  which we will rectify upon your approval

Collecting payment. We make payment to you quarterly.

Devoncoast Holidays operate a holiday & winter letting Booking Agency for flat owners in Devoncourt, and private property owners in the TQ area
 
The agency employed trained skilled staff:-  offering,
 
Advertising, through our own web pages, and Commercial Booking platforms eg Booking.com, holiday publications, Brochures & Guides     
 
Reservation control taking enquiries, to make provisional and firm bookings, controlling the ‘booking chart’ reservations for maximizing bookings and to minimise double bookings.
We take deposits payment and take payments in full
We offer payment methods, Credit and Debit card*, cheques & cash
 
Greeting customers on arrival, showing them around the flat, how to operate the equipment, and giving help and advice and local guide information.
 
Providing our holiday makers with a welcome pack, including coffee & coffee machine, cleaning cloths & washing up liquid, toilet rolls and soap, and a Linen and Towel pack.
 
Prices for holiday and winter letting rental are set buy us.
These tariff are competitive and designed to maximise rental income, whilst at the same time carefully considering the competition in the area.
Discount are offered, by us, to previous holiday makers, early bookers, and last minute bookings.
Discounts are also offered by Commercial Booking platforms (eg Booking.com) to their regular customers. (uncontrollable)
You may choose not to offer any discounts
 
Bookings are placed in a flat, by us,, with no allegiance, or favouritism or the like, to any particular flat. Each flat has its own special merit. Very often previous holiday makers request a particular flat, we try to fulfil their wish. It is advisable that holiday bookings are made through Devoncoast Holidays to try to ensure no double-bookings.
wifi is available to holiday bookings made through Devoncourt Devoncoast Holidays only.
 
Cleaning the flat after our holiday occupancy, to a very high standard, for holidays booked through Devoncourt Devoncoast Agency only. 
We do not clean the flat after your personal use, if this is necessary we will charge £50ph
 
Maintenance repairs are carried out immediately, minor failures, e.g. new light bulbs, and minor breakages, eg door locks, toilet furniture, and keys, for which we will bill you.       
 
Wintering  close-down service, securing your flat for winter, isolating water and electric supplies, for flats let by Devoncoast Holidays only.
We provide a regular inspection of the flat during the winter months
We report any maintenance problems to you that need addressing           
 
Office and reception is open during specified office hours, including  Saturdays (during the holiday season),  and during the evenings on peak arrival days, staffed by Devoncoast Holidays.
 
For this service we currently charge a 22% commission of the holiday or winter let income. Deductions will be taken from the rental income for charges made by Commercial Internet Platforms, *Internet Money Transfer fees (eg PayPal and Merchant Services), and Outsourced Letting Agencies. Commission and Deductions are subject to change.
Rents received are paid quarterly 30 days after the quarter end, March June Sept Dec, less commission and charges.
 
 
Additional Chargeable Services provided by Devoncourt Property Services
 
We offer a minor internal maintenance, chargeable, service, eg. plumbing, electrical, painting and decorating  emergency repairs etc. Call out charge £49ph
 
We will contact you before undertaking any major repair or replacement i.e. new fridge. Small items e.g. tap washers, kettles will be repaired or replaced immediately and the cost will be deducted from your quarterly income.
 
We can provide you with full internal maintenance services eg. total or part re-decorating, replacement kitchens, toilets, showers etc. 
We will provide you with full written estimate and we guarantee our work.

SPECIAL CONDITIONS
MD077 Electrical Inspection and Testing Programme
It is a Condition under Section 1 Material Damage that: a) Fixed electrical installations are tested by an NICEIC (National Inspection Council for Electrical Installation Contracting) or ECA (Electrical Contractors Association) registered contractor at least once in every five year period and a completion and inspection certificate is issued following such inspection b)
Any work specified on such certificate to ensure the electrical installation meets IEE Regulations shall be carried out within the timescale stated c)
A copy of each completion and inspection certificate is retained by the Insured in a permanent record If you do not comply with this condition you will not be covered and we will not make any payment in respect of a claim for fire and/or explosion MD090
 Holiday Lets Condition
It is a condition precedent to the Insurer's Liability under Section 1 - Material Damage in respect of holiday lets or second homes that when the Buildings or portion thereof are not occupied the Insured or their authorised representative will
a) ensure that the central heating system at the Premises is set to operate continually at a minimum temperature of 13 degrees centigrade for the months of October to March
b) carry out a thorough inspection of the Premises on at least a weekly basis maintain a record of the inspections and carry out immediately any work necessary to maintain the security of the Premises
 c) remove all refuse and waste materials from the Premises following such an inspection
d) ensure the premises are secured against unlawful entry MD122
Second Homes Condition
It is a condition precedent to the Insurer's Liability under Section 1 - Material Damage in respect of second homes that when the Buildings or portion thereof are not occupied the Insured or their authorised representative will
a) ensure that the central heating system at the Premises is set to operate continually at a minimum temperature of 13 degrees centigrade for the months of October to March
b) remove all refuse and waste materials from the Premises after use
c) ensure the premises are secured against unlawful entry In the event the premises is used as a holiday let the Insured or their authorised representative must also carry out a thorough inspection of the Premises on at least a weekly basis maintain a record of the inspections and carry out immediately any work necessary to maintain the security of the Premises MD142
Flat Roof -Increased Excess The Excess under section 1 -
Material Damage for any loss or damage caused by storm, flood, escape of water from any tank, apparatus or pipe or theft and Damage involves or is wholly or partially attributable to ingress (and/or exit in the case of theft) through any flat roof or felt on timber roof at the Premises is increased to £1,000 and not as otherwise shown on the schedule MD151
Malicious Damage by Residential Tenant
Restriction It is noted that Section 1 - Material Damage - Additional Covers - Malicious Damage by Residential Tenants is restricted to a maximum indemnity limit of £10,000 any one loss for any Premises shown on the Schedule

 The Insurer shall not be liable for the first £1,000 of each and every claim or loss under this additional cover
